  • The Onslow County Board of Commissioners has adopted a Subdivision Ordinance which regulates the division of property for the purpose of sell and/or development.  The requirements in the ordinance are designed to ensure the orderly growth and development of the county. 

    A minor subdivision is a division of 10 or fewer lots, including the residual parcel where each lot will have street frontage along an existing public or private paved street, where no new street improvements and/or right-of-way dedication is required, and where no water and/or sewer utility extensions are required.  This subdivision can be reviewed and approved by the Planning & Development Department staff.  

    A rural subdivision is the division of property into ten or fewer lots of at least one acre in size to be located on a private lane as developed according to the ordinance.  This subdivision can be reviewed and approved by the Planning & Development Department staff.  

    A major subdivision are subdivisions which do not qualify as a minor or  rural subdivision.  Major subdivisions generally involve new street construction, utility extensions and are reviewed by the Onslow County Planning Board in two steps:  the sketch plan and preliminary plan.  Final plats are reviewed and approved by the Planning & Development Department staff once all required permits are secured and guarantees are submitted.
